Every contract with void years qualifies as cfa as long as it's the original contract.
But if it's a shortened, renegotiated contract it's not eligible.
Void years are essentially dummy years and after this year Obj becomes an unrestricted fa and counts toward the comp pick formula.
I'm not sure though what the rules are when it comes to franchise tags and void years

Offer sheet is an actual contract another team can offer. The Ravens can then decide to match it (i.e. Sign Lamar to a longterm deal) or refuse it (i.e. They receive 2 1sts).
