I'm so glad I bought a house back in 16. Its worth twice what I owe on it at this point. I'll eventually just rent it out in the future.

Renting has its perks, but has a lot of downsides. If you're a handyman and can fix things, you'll likely make a ton of money, but it'll require a big amount of your time.
If not, you'll have to outsource all repairs and/or use a management company, which will severely cut into your profits. If the house is paid off, this isn't that bad, but a lot of people take on large mortgages and then pay it off with rental income, and they don't realize the upkeep.

I had a couple rental properties several years back when I was younger, and I tried to do a lot of the maintenance myself. I quickly grew tired of the "emergency" calls and the constant whining. Not to mention that you could always end up renting out to a meth-head and not even know it.

Yup. All things I'll have to mull over down the road. I have a friend who owns/manages several properties so thats a perk some others might not have. The wife and I, no children mind you, are ready to do some extensive traveling in 5 or so years. The idea is to have some passive income and always have a place to call "home base". Renting it out possibly a year at a time, maybe by the month if thats possible. We've still got a ways to go and time to get it all straightened out.

give me palm trees and the ability to drive a few hours to the tropics whenever i feel like, and ill be good. i dont like the heat and humidity here, but i hate the winter exponentially more every year, and manage the extreme summer days better every year.

lol, fair enough. I like the change of seasons and don't want to deal with the hurricanes in Florida either. I also like the museums the DC area has to offer, but that's not for everyone. Any idea where you would like to go in Florida?

And Florida is full of psychos. How many crazy, ridiculous news stories come from Florida? The humidity be driving people mad down there lol
